Spring is often considered the best time of the year to sell a house. The weather is warming up and the gardens are in full bloom, meaning houses and outdoor areas often look at their best, but is this really the best time of year to sell your house?
During spring there is a slight increase in the number of people searching for a house – but typically no more than 10-15% more than any other time of year. However, this is also when agents put more houses on to the market, creating an oversupply of properties for sale.
Waiting to put your property on the market in spring could actually lead to you getting a lower price for your home.
Is spring the only selling season?
Houses sell all throughout the year, and although selling during traditionally quieter months does carry some risk in that there are less people looking, because there are less houses for sale during these times, there is also less competition.
Summer is often a quieter period for selling, but if your house benefits from a cooling breeze or is much cooler than normal in winter, summer could be a good season to sell your home.
And although the weather in spring does make houses and gardens look more attractive, in Brisbane we are blessed with fantastic winters as well, meaning houses still look great during the cooler months.
However, taking into account the level of demand and market fluctuations is much more important than just the time of year.
The real considerations
There are two factors that should influence when you decide to sell, and neither of them are seasonally dependant.
The best time to sell your property is when you get the best offer – regardless of how long it has been on the market for.
The second factor is to sell within the first 30-40 days of going on the market, so your property is still considered “fresh”.
However, with so many factors at play in determining when you want to sell your property, the best option is to decide when you are ready to sell based on your own personal objectives and discuss these with an Agent.
