Lie
Agents are nothing without houses to sell, or listings. If an agent has no listings then they cannot make any money, so some agents will do almost anything to get your listing, including over-quoting on what they believe your home will sell for.
This is called buying your business, and often results in disappointment when your home does not sell for the price that you have been promised.
Unfortunately, we want to believe that our property is worth more than we think because of the emotion investment that we have all made in our homes, and when we hear what we want to hear, we are far more likely to believe the lie.
The Selling Agreement
It is important to read any selling agreement that you sign so that you are not trapped into paying an unscrupulous agent for not doing their job effectively.
If an agent asks you to sign an Agreement, ensure that they sign a quotation guarantee to ensure that you are protected from agents over quoting just to ensure they get your listing and that your agent does everything they can to sell your home within the range that they promised.

The best way to see if you are being lied to is to get your home valued. There are many ways to do this, either through an independent valuation, checking other properties in the area that have sold recently, or to engage an agent that you trust.
